The contract involves appointment of an architect-led team to provide a full design and cost management service. The team should have particular expertise in site remediation/servicing of Brownfield sites for subsequent industrial/business use as well as experience of developing small workshops/business space. The team will comprise an architect, structural engineer, M&E engineer, quantity surveyor, CDM coordinator and any other professions considered relevant. A detailed brief will be issued to shortlisted teams.
The project will involve two elements. The first relates to the preparation of an approximately 1.4ha brownfield site to provide serviced development plots for small, stand-alone factory-type premises (around 280 sq.m.) while the second will involve the construction of a terrace of low carbon-footprint, small workshop units within the wider site. This terrace will have a total gross floorspace of up to 900 sq.m. The team should demonstrate experience of using innovative construction techniques to meet sustainability objectives, such as pre-fabrication technology.
The service will be undertaken in two discrete stages.The first stage involves preparing a site masterplan, specifying/costing the site preparation scheme, obtaining relevant consents, tendering the remediation/servicing works contract and overseeing implementation of this site preparation. The site works budget is around 500 000 GBP.
The second stage will involve designing/costing the workshop terrace, obtaining consents, tendering the build contract and overseeing construction of the workshop development. This second stage is subject to funding bids and depending on the outcome may not progressed to the scale noted above, or at all. If bids are fully successful, the build budget for the full workshop development could be of the order of 1 350 000 GBP.
