Studio Egret West completes first for-sale homes at Old Vinyl Factory scheme

The cross-laminated timber building is part of the regeneration project centred on the old EMI factory site in Hayes

Designed by Studio Egret West, the Boiler House provides 54 studio, one- and two-bed market homes for developer HUB and specialist investor Bridges Fund Management. 

The building’s stainless-steel shingle façade and bright orange staircase cover a cross-laminated timber structure – chosen for both its environmental and thermal benefits, as well as enabling an ultra-efficient construction process.

The Boiler House also offers rooftop allotments for residents to grow their own vegetables and plants. Two ground-floor retail units are placed on either side of colourful entrance lobbies.

Led by U+I, the £250 million Old Vinyl Factory masterplan is a mixed-use regeneration project on the 17-acre former EMI site. Once completed, the redevelopment will include up to 642 homes, 51,000m² of commercial space, leisure facilities and new public realm.

Architect’s view

The Boiler House reflects the unusual form of the steam chimney that once served the EMI Factory, the birthplace of so much influential music. The cluster of tapered volumes uses a metal cladding that is inspired by the original industrial structures along with a sustainable cross-laminated timber structure that has broken new ground for this type of construction.

Client’s view

It’s been great working with Studio Egret West on The Boiler House. The design references the rich heritage of the site, and at the same time communicates that Hayes is a rapidly evolving, modern part of west London, and a great location to live and work. As the first homes available to buy at the Old Vinyl Factory, the Boiler House marks an important milestone for the wider regeneration programme.
