Newground Architects completes PRS scheme in Old Vinyl Factory development

Material Store, developed by HUB, provides 189 PRS homes including several triplex apartments

The development sits within the £250 million, U+I-led Old Vinyl Factory regeneration scheme, which is sited on EMI Records’ former home in Hayes. Once complete the 17-acre development will include up to 642 homes, 550,000 square feet of commercial space, and leisure facilities and public realm.

Material Store, which was given the go-ahead in 2015, includes 26 triplex apartments which offer bedrooms and living spaces over three floors. Communal amenity spaces include a shared podium garden, rooftop terrace, resident party room and children’s playground.

Architect’s view

We’ve designed a modern housing model that draws on the principles of placemaking that have stood the test of time and enabled sustainable communities. Material Store’s light and spacious three-storey, three-bedroom townhouses, a key feature of the development designed to address the shortage of family accommodation for rent in the UK housing market, are an interpretation of a vernacular terrace house with sunken front areas and steps from the street up to front doors – an arrangement that conceals the parking at the plan’s centre.

The variety of unit types, shared podium and rooftop gardens, flexible commercial space and lively street frontages aim to create an environment that encourages a real sense of community over time.

Developer’s view

The Material Store raises the bar in the UK PRS market. The triplex apartments are the first of their kind in the UK and have been designed with London’s young professional sharers in mind, and families looking for high-quality rental accommodation with great amenities and onsite services. Material Store is our second completed PRS scheme, following Rehearsal Rooms in North Acton, and is a great example of the high-quality, design-led homes we aim to provide for Londoners.
