Revealed: Peabody names new major projects panel

Architects including 2014 Stirling Prize-shortlisted practices Haworth Tompkins and Mecanoo among nine named to deliver 5,000 new homes

Renowned housing association Peabody has named nine firms, including Stirling Prize-winners, on its eagerly-awaited major projects panel.

Alison Brooks and Feilden Clegg Bradley, the architects behind the Accordia scheme, are joined by Haworth Tompkins and Dutch outfit Mecanoo – both of whom have schemes shortlisted for this year’s Stirling Prize (AJ 18.07.14).

Pitman Tozer, Project Orange, Proctor and Matthews, Lifschutz Davidson Sandilands and Bell Phillips Architects complete the framework panel, which is expected to deliver a pipeline of 5,000 new homes.

Nearly 120 firms applied for the panel, with Peabody selecting 20 finalists to draw up ideas on how to build more than 500 homes on the association’s Archway site.

According to Peabody, the chosen practices will be ‘heavily involved’ in the housing provider’s flagship scheme in north London, as well as schemes in Thamesmead where it hopes to create ‘a new garden city’.

Architects selected for Peabody’s small projects panel – announced in February (AJ 03.02.14) – will also be considered for elements of these bigger schemes.

Peabody development director Claire Bennie said: ‘The site we chose at Archway for the design exercise was particularly tough, but the best entries showed a feeling for heritage, a bold approach to layout and a careful hierarchy of open spaces.

‘Design process, illustrated through some beautiful concept sketches, was as important as the “finished product” which will inevitably change as we consult with local people and the borough. The very best candidates gave a lot of thought to Peabody’s history and how to make the most of the four-year relationship with us and the other panel members in terms of standardisation and research.’

The £120million framework, which includes six landscape architects, will run until August 2018.

The chosen landscape team is: PRP Architects, Turkington Martin Studio, Farrer Huxley Associates, Levitt Bernstein, LUC (Land Use Consultants) and SHAPE.

The site
The former medical teaching campus comprises six buildings with the Victorian Holborn Building creating the focal point of the site. The campus was once part of the nearby Whittington Hospital but was transferred to university use in 1998. The facilities are considered to be no longer fit for purpose and are being disposed of as part of a wider consolidation process.

Archway is a largely residential area in Islington. The campus occupies a prominent island site set between Highgate Hill and Archway Road with the underground station lying just to the south west. Therefore the site moves from town centre to residential and our proposals reflect this.

The surrounding area is well served by local amenities. A number of parks such as Hampstead Heath and Waterlow Park are within walking distance of the site with the smaller Archway Park just across the road.

The Archway Campus benefits from excellent transport links providing access to central London. It is located next to Archway Underground station, Zone 2 on the Northern Line. The London Overground at Upper Holloway is approximately a five minute walk and connects to east and west London. It is also well served by the bus network.

The project
The Archway Campus offers an exciting opportunity to redevelop a landmark c.1.4 ha (3.5 acres) site in Archway, London Borough of Islington. Peabody will work with the borough to deliver a scheme that provides a high level of affordable homes and community uses, is exemplary in its design, and enhances the heritage assets on the site.

Heritage and Conservation Area Status
Our plans will preserve and enhance the conservation area and heritage assets on the site through the quality of the development. We are experienced in delivering high quality, award winning schemes of this nature. We will work closely with the council over the coming months to ensure that our scheme delivers this.

  • Peabody should be highly congratulated on such a diverse, interesting and well balanced panel comprising as it does both excellent younger and smaller practices with those who are more established.
    A welcome turnaround for enlightened patronage/procurement. I am sure the full merit of this panel will be reflected by higher quality outputs.
    Let us hope this exemplary approach can be extended to other housing suppliers.
