John Lyall Architects has shaved almost a third off a tower which forms part of a 'pivotal' mixed-use scheme on Liverpool's waterfront, in a bid to win planning.
The proposed 25-storey residential tower at the heart of the £100 million development - which will sit on a key site just north of the city's famous Three Graces - has been shrunk by eight storeys (21m) in a bid to appease English Heritage ( the original scheme (left) and the revised proposal (right) are pictured above
Having already secured CABE's backing ( CABE throws weight behind Lyall's Liverpool waterfront scheme
), it now looks certain the hotel and residential building will be given the nod by Liverpool City Council's planning committee next Tuesday (12 December).
However, not everyone is happy with the proposals that will create 362 apartments on the plot in front of Allford Hall Monaghan Morris' recently completed Unity development.
The current occupants of the much-loved, Grade I-listed Royal Liver Building, Royal Liver Assurance, are concerned that the scheme 'blocks views of the majority of the [building]' and that 'the density of development on the site is inappropriate'.
The company also claims that the designs contravene planning policy in respect of 'development affecting the setting of a listed building' and that it is higher than the surrounding buildings, contrary to UNESCO World Heritage guidelines.
Intriguingly, next week's council decision comes just two days before the official UNESCO report into the potential impact of new development on the city's World Heritage status is due to be released (14 December). by Richard Waite
