Land Sec unwraps £100m Victoria office block

[FIRST LOOK] Swanke Hayden Connell and Pelli Clarke Pelli have completed this £100 million office scheme in Victoria, London

At street level the ‘glazed prism’ contains 1,500m² of shops and restaurants beneath 23,500m² of office space spread over the 11-storeys and a roof terrace on the top floor.

The 12-storey 62 Buckingham Gate project, which was shortlisted for a BCIA Award last month, is the latest phase of Land Securities’ £2 billion overhaul of Victoria.

Last year Aukett Fitzroy Robinson completed the £155 million refurbishment of Elsom, Pack & Roberts’ Ashdown House and earlier this month PLP Architecture’s £900 masterplan, which features two buildings designed by PLP and one by Benson and Forsyth, started on site.

Architect’s view

Gordon McQuade, principal, Swanke Hayden Connell

‘The corner of Victoria Street and Buckingham Gate is a natural bookend to the Eastern side of Victoria Street, so the design needed to set the tone for the new emerging streetscape. By introducing new retail space and opening up a walkway between the building and City Hall, 62 Buckingham Gate transforms the public realm in this part of Victoria for the benefit of everyone.’

Client’s view

Colette O’Shea, head of development, Land Securities

‘The completion of 62 Buckingham Gate is the most significant new development in London this year and an important step in our transformation of Victoria. Pelli Clarke Pelli’s design is beautifully conceived and gives new life to a previously nondescript corner of Victoria Street, while also providing the fantastic space demanded by the new breed of discerning brands and occupiers moving to the area.’
