Construction work has just started on London practice Thinking Space's SoDa Studios in Hackney – which will be the last live/work scheme of its kind to be built in the borough.
The East London borough has changed its housing policy to clamp down on developers exploiting loopholes in the live/work definitions to build solely residential schemes on former industrial sites.
The 46-unit Thinking Space project, off Dalston Road, for London-based property magnate Investland, is being hailed as a 'true live/work model' appealing to 'bona fide' workers such as artists, designers and entrepreneurs.
According to the practice, each unit will be clearly split to draw 'a distinct line between the domestic and professional usage', with the accommodation housed on an upper mezzanine while the work space is below at the entrance.
Yuda Amablo, joint managing director at Investland, said: 'From the projects that we've completed and the experience we've gained, we've proven that live/work as a concept brings real benefits to a lot of people.
'Like any project, though, it only works if it's done properly, and we feel that with SoDa Studios Investland and its partners has ticked all the boxes.
'We've gone to great lengths to make certain the development has everything the modern live/worker needs.'
