Wealth of work at Elephant and Castle as masterplan revives

The long-awaited regeneration of London’s Elephant and Castle was resurrected this week with a string of high-profile architectural appointments – and more are promised

Squire and Partners and S+P Architects have scooped commissions to transform the site of an existing leisure centre at the heart of the maligned post-war south London development, while DRMM has been chosen to design 250 homes at a housing estate nearby.

The appointments follow lengthy negotiations between developer Lend Lease and Southwark Council, owner of the leisure centre site and some surrounding areas.

Squire and Partners has been tapped to design a residentially led mixed-use tower for Lend Lease, while S+P will deliver a leisure centre for the council.

The deals come a year after Southwark Council and Lend Lease signed a regeneration agreement for the redevelopment of the nearby Heygate and Rodney Road housing estates, but four years since the developer was first named as the programme’s development partner.

Fiona Colley, Southwark Council councilor and cabinet member for regeneration and corporate strategy said: ‘The appointment of these two architects marks the start of an exciting project.’

The appointments were announced as Lend Lease launched a public consultation on plans for its £1.5 billion Heygate Estate redevelopment project - offering the firmest commitment so far that renewal has survived the financial crisis and is back on tracks. Masterplanned by Make, the project will replace the monolithic, system-built 1970s Heygate housing estate with 2,500 new homes and 14,000m² of retail space over the coming 15 years.

Lend Lease development director Rob Deck said the company was keen to ‘represent a diversity of architectural styles’ on the Heygate project and plans to appoint up to 12 more architects to work on the scheme.

Deck, who employed 16 architects on the Olympic Athletes Village project, said: ‘We feel the same sort of approach will yield good results here, too.’

Make, which is working with Grant Associates on the public realm, expects to submit an outline planning application for the Heygate scheme in the coming Spring.

At the same time, DRMM is expected to submit detailed plans for the 1ha Rodney Road estate, which will be Lend Lease’s first construction phase.

Replacement of the Boissevain & Osmond-designed Elephant and Castle shopping centre was part of the regeneration agreement. However, site owner Key Property Investments has appointed SOM to ‘transform’ and refurbish the 1965 building.
