Trio of Heygate Estate housing relocation schemes complete

The latest wave of Southwark’s innovative Heygate Estate housing relocation schemes completed last month

The three projects, by Metaphorm Architects, Metaphorm with main contractor’s architect Sarah Wigglesworth Architects, and Loates-Taylor Shannon, are part of a much larger programme to design replacement homes for the doomed 1960s Heygate council estate in south London.

However, only 10 of the original 15 competition-winning schemes will be built by Southwark Council, which has so far taken well over five years to deliver the six residential projects completed to date. Three more sites are currently under construction and a further scheme will be submitted for planning in June this year and completed in late 2014.

The trio of recently finished schemes provides nearly 100 new homes for the London and Quadrant Housing Association, in partnership with the council.

Fiona Colley, cabinet member for regeneration at Southwark Council, said: ‘This is a great start to the year and I’m delighted that three new schemes have seen completion this month, a sign of more to come.

‘These homes will be bright and warm, with plenty of modern specifications, perfect for local families, and will go some way to addressing the chronic need for more good quality housing in this central London borough.’

To date, through the Heygate rehousing programme, the council and its affordable housing development partners have either built or are building a total of 464 new homes, of which 428 are affordable.

The proposed redevelopment of Stead Street car park by Panter Hudspith/Haworth Tompkins, the final phase of this programme, is likely to provide a further 136 new homes of which 65 per cent will be social housing. This would mean that 85 per cent of the Heygate rehousing programme will be affordable housing.

  • Scheme has also delivered a new community garden which has been designed by Bankside Open Spaces Trust and which will be managed by them in the future

  • Total of 18 new homes all of which are social rented
  • Completed 26 January 2012

Townsend Street by Loates Taylor Shannon designed this building.

  • Total of 37 new homes including 13 3-bed family homes.
  • 100 per cent social rented tenure
  •  Completed 25 January 2012.
