Sauerbruch Hutton and Fletcher Priest scoop planning for Old Bailey scheme

Sauerbruch Hutton and Fletcher Priest have won planning permission for a two new buildings at 30 Old Bailey and 60 Ludgate Hill in the City of London

The scheme for developer Land Securities replaced an earlier ‘half-doughnut’ proposal by Make which was ditched.

Scheduled to complete in 2013, the project replaces current 1960s buildings on the site with up to 35,000m² of mixed-use space, featuring offices, retail, a restaurant and new public realm.

Colette O’Shea of Land Securities said: ‘We were the first to re-start a major development programme after the downturn anticipating supply constrained conditions and this is the latest part of our clear plan to deliver over two million sq ft of new space by April 2014.’

Sauerbruch Hutton’s nine-storey Old Bailey scheme will include more than 18,100m² of office space with two open-air roof terraces and a piazzetta at ground floor level. 

The Ludgate Hill building, designed by Fletcher Priest, will feature more than 14,100m² of office space as well as a new pedestrian thoroughfare.

Demolition is expected to commence in July.

Take two: Land Sec tries again at Old Bailey

[FIRST LOOK] Developer Land Securities has revealed its replacement plans for Make’s ditched ‘half-doughnut’ proposals for its Old Bailey scheme in the City of London

The new designs for the plot have been drawn  up by Fletcher Priest Architects and Sauerbruch Hutton, who were brought on to the 36,000m² development last March (2010).

Although Ken Shuttleworth’s practice won planning for its ‘innovative’ semi-circular office and retail project in April 2008, the proposals were branded an ‘incongruous addition to the local tight streetscape’ and feared the central space would be ‘oppressive’.  

The latest office-led scheme for 30 Old Bailey (designed by Sauerbruch Hutton) and 60 Ludgate Hill (Fletcher Priest - pictured in foreground) will replace two ‘outdated’ 1960’s blocks close to St Paul’s cathedral.

Submitted for planning this week, the project features a  new east west pedestrian route across the site linking through to an open space – dubbed the piazzetta – which will be surrounded by cafes and shops. 

Colette O’Shea, development director of Land Securities’ London Portfolio, said: ‘The plans will bring contemporary office space to the London market where there is a forecast shortage of supply.’

Meanwhile Fletcher Priest has also bagged the renovation of the 21-storey, 1970s One Angel Court – another high-profile scheme in the Square Mile.

The floor space of the octagonal tower will be expanded from 36,000m² to 43,800m².
