Olympic Park legacy masterplan approved

The London Legacy Development Corporation (LLDC) has won planning permission for its 6,800-home masterplan to transform the Olympic Park following the games

The outline planning proposals for the area – which will be known as the Queen Elizabeth Olympic Park – were approved earlier this week by the Olympic Delivery Authority’s Planning Decisions Team.

The 64-hectare, family homes-led vision was drawn up by AECOM, Allies and Morrison, KCAP, Witherford Watson Mann, Maccreanor Lavington, Panter Hudspith, Caruso St John, VOGT and West 8.

Unveiled in 2010, the masterplan replaced an earlier EDAW, KCAP and Allies & Morrison-designed version featuring between 10,000 and 12,000 homes in dense apartment blocks.

The approved scheme features five neighbourhoods alongside new schools, nurseries, community spaces and health centres.

Andrew Altman, LLDC chief executive, said: ‘This decision represents a giant step forward for east London’s future and the culmination of years of hard work with the local communities and Olympic host boroughs.

‘We can now realise the vision of creating a new piece of the city that will transform people’s lives with new opportunities.’

LLDC chair Daniel Moylan added: ‘We are delighted with the decision to approve our planning application for one of the most important regeneration projects in the London’s history. These five neighbourhoods will stitch together the surrounding communities of a formerly isolated area through new homes, schools, shops, parks, infrastructure and jobs.

‘London is already further ahead in planning legacy than any previous Host Olympic City and now, after three years of intensive planning, we can begin to build the Queen Elizabeth Olympic Park’s first neighbourhood once the 2012 Games finish.’

First Phase

In March it was announced Feilden Clegg Bradley, Make and Allies and Morrison were among eight architects on the three-strong developer shortlist bidding for the first phase of the Olympic Park’s redevelopment in London.

Known as Chobham Manor, the three developers shortlisted to build the park’s first neighbourhood are: East Thames with Countryside Properties, Barratt Homes with Le Frak Organisation and Taylor Wimpey with London & Quadrant.

  • Allies and Morrison, Maccreanor Lavington and Witherford Watson Mann are teamed up with Barratt and Le Frak.
  • Make and PRP Architects are working with Taylor Wimpey and L&Q.
  • East Thames and Countryside’s design team meanwhile features Feilden Clegg Bradley, Alison Brooks Architects and S333.

A preferred bidder is expected to be announced before the games begin at the end of next month.

The five new neighbourhoods will be known as Chobham Manor, East Wick, Sweetwater, Marshgate Wharf and Pudding Mill.

Around 40 per cent of homes on the legacy park will be for families while 35 per cent of units will be affordable.

The site will feature three new schools, two primary schools, a secondary school, nine nurseries, three health centres, 12 multi-purpose community spaces and 29 play spaces.
