[First look + plans] John Robertson Architects (JRA) has revealed these images of its proposed office scheme next to Monument - a replacement for Make’s doomed ‘concertina’ project
Brought in by receivers Hatfield Philips and Drivers Jonas Deloitte following the demise of previous site owner the Carlyle Group, the practice was asked to prepare two options for the central London plot - one a refurbishment of the existing 1960’s building, another for a completely new structure.
The ten-storey, new-build proposals (pictured) - a 7,860m² block with a ‘gentle curving’ facade - have been compared to a grand piano.
According to practice founder John Robertson, the latest scheme for 11-19 Monument has been shrunk and carved to ‘increase the floor area without attracting the enormous rights-of-light compensation [around £4 million]’ incurred by the approved Make scheme (see bottom).
He said: ‘We have had to cut back the building from Pudding Lane. Although it is virtually the same height as the Make scheme we have taken a big slice out of the east side of the project.’
He added: ‘Make had some good ideas, such as the roof garden. But our scheme is more, unashamedly conservative. Our facade picks up on the fluting of the Doric column of [Christopher Wren’s listed] Monument.’

The new-build project features retail on the ground floor, ground source heat pumps and is being targeted for a BREEAM excellent rating.
However neither JRA scheme is guaranteed to be taken forward with Hatfield Philips expected to sell the site on to a developer.
