Make reveals Elephant and Castle redevelopment vision
[First look] Make has revealed these images of its £1.5 billion masterplan for the redevelopment of Elephant and Castle in south London
The 8.8 ha proposal to redevelop the area’s 1970s Heygate council housing estate features 2,500 homes and what is claimed to be central London’s largest new park in more than 70 years.
Part of a £1.5 billion regeneration agreement between developer Lend Lease and local authority Southwark Council, the project features 16,500m² of retail and is geared towards bringing ‘significant economic benefits’ and new jobs to the area.
The scheme is also expected to feature a series of new public squares along with cycle parking and new cycle lanes. The redevelopment is expected to take 15 years to complete and will feature a minimum of 25 per cent affordable housing.
An outline planning application for the scheme will be submitted this spring. Individual plots will later be submitted as ‘reserved matters’ planning applications.
When the masterplan’s consultation was launched last summer, Lend Lease development director Rob Deck said the company was keen to ‘represent a diversity of architectural styles’ on the Heygate project and was planning to appoint up to 12 more architects to work on the scheme.
Announcing the masterplan, Southwark Council cabinet member for regeneration, councillor Fiona Colley, said: ‘As the masterplan takes shape, people will begin to see the extent of the exciting changes happening in this part of central London, something local people have asked for and long anticipated.
‘Elephant and Castle is becoming a buzzing destination for people across London and beyond to live, work and enjoy brand new, high quality homes, new leisure facilities and green spaces of exceptional quality and scale. I look forward to hearing what people think, and encourage people to be actively involved in developing a place to continue to be proud of, and to call home.’
Deck said: ‘We are really pleased to be sharing our final outline masterplan for the Heygate Estate. Throughout the design development process we’ve been actively seeking feedback from the local community and it’s been invaluable in helping us to develop our ideas.
‘We believe the masterplan has addressed many of the comments we have received to date and we very much want the input of local people to help inform the final stage of the design development prior to our submission of an outline planning application in the coming months.”

An exhibition of the masterplan opens today at the Consultation Hub, 184 Walworth Road, London, SE17 1JJ and will close on Saturday.
As part of the regeneration programme, Southwark Council will be seeking a contribution towards the cost of improvements to the area’s Northern line underground station and the removal of outdated pedestrian subways.
