Lynch submits huge Victoria project

[First look + plans] Lynch Architects has submitted a planning application for this large-scale mixed-use scheme in Victoria, London

Last year Lynch defeated a top-secret international shortlist to land the project - part of developer Land Securities’ multi-billion-pound vision for the redevelopment of the area.

The two-building development replaces the 1966 Burnet, Tait & Partners-designed Kingsgate House on Victoria Street, creating 22,277m² of office space, 102 luxury residential units and 5,125m² of retail.

Lynch Architects’ design creates new north-south connections across the high street, providing access to the previously obscured Westminster City School and the St James Court hotel.

A sunken garden devised by Vogt landscape architects at the rear of the development delivers a play-area and new entrance to the school. The scheme also features artwork by Olafur Eliasson.
