Hodder wins planning for Manchester towers

Hodder & Partners has won the go-ahead for this 282-home tower scheme close to Manchester’s Oxford Road station

The scheme by RIBA President Stephen Hodder’s practice fits into Terry Farrell’s masterplan for the Mackintosh Village area south of the city centre and features one tower of 22 storeys and another of 28 storeys.

Clad in white brick, the Cambridge Street project is expected to start on site next month (August 2014).

The architect’s view

‘In 2001 Terry Farrell conceived a masterplan for the Mackintosh Village immediately to the south of Manchester city centre. It entailed the conversion of two listed mills and two residential towers marking a southern gateway, and an urban landmark along a new street, River Street, linking the mixed-use development of First Street with the city.

‘The mill conversions are now complete and the development of First Street, which includes Mecanoo’s HOME, Manchester’s new arts and cultural centre, is well under way.

‘[Our] proposed residential development for Renaker Build represents the next phase in the regeneration of the area. It comprises 282 apartments, split between one, two and three bedroom units, with a reception and a commercial unit activating street level.

‘Conceptually, the apartments are disposed in two ‘L’ shaped towers which sit on a landscaped podium, the latter responding to meandering River Medlock, the scale of the adjoining Chorlton Mill and railway viaduct.

‘The external walls will be predominantly white brick, a response to Manchester’s urban structure in which key buildings are articulated materially by the use of Portland Stone. Below entrance datum level the brick will grey with a corresponding matching mortar, the intention being to visually ‘ground’ the buildings. The service cores are articulated and expressed by bronze coloured polyester powder coated metal panels with horizontal profiled joints.

‘Above podium, the balconies are recessed to emphasise the elemental quality of each tower, whilst affording shelter for residents. Windows are recessed by a brick and a half in response to the deep reveals of the Victorian forbears. Within the podium, balconies project to give visual emphasis to corners.’
