East reveals West Ham plans

[First look + plans + project data] East has submitted a planning application for this eight-storey ‘apart-hotel’ and housing project on West Ham Lane in east London

The scheme features an 84-room hotel with seven residential units, a café and garden.

According to a statement from the practice, the design’s ‘architectural judgments’, material and massing were shaped by its surroundings.

Julian Lewis of East said: ‘This is an urban project. The new building is designed to make a confident and positive contribution to a complex and underused part of the city.

‘Using a simple material approach and a clear form the building provides a specific relationship to the street at ground level with access and life at all sides, and at upper levels good relationships are made with the place in terms of form, presence and material.’

The architects’ view

East have taken an urban design led approach to this project; so that the architectural judgments, material and massing are informed by and relate to the wider surrounds. Special attention has been paid to the role of the buildings facades and entrances in order to react specifically to the conditions and opportunities on each side of the building. This manifests itself in the choice of brick colour and texture on each elevation, as well as a specific tectonic language on each side in terms of windowsills, reveals and frame colour. A darker brick facade is set taut and flat opposite Stratford recreation ground, like the face of a knapped flint. Elsewhere, more loosely arranged facades relate to the specifics of the buildings and spaces adjacent. The corners of the building bricks are cut to a mitre, creating a continuous shaped surface that defines a single urban volume containing a variety of uses.
