Buckley Gray Yeoman wins planning for East End student tower
[FIRST LOOK] Buckley Gray Yeoman has won planning for this mixed-use student flat and office scheme in Commercial Road, East London
Designed in collaboration with Arup, the 11,290m² development features two blocks, a 19-storey 417-room student residence building and a smaller office unit.
The project is the latest to be unveiled by buoyant developer Derwent London which has recently submitted planning applications for three further schemes in the capital totalling 56,200m2 in area.
Simon Silver, head of strategic regeneration at Derwent London, said: ‘We believe this design for student housing is at a high and improved standard for this sector and will benefit the immediate location.’

We continue to applaud the design quality of this proposal for student accommodation. We commend the internal organisation at ground level including the active frontage provided along Commercial Road and the communal area to the rear of the building that would animate the linear park to the south. We also welcome the provision of communal spaces at high level which could become popular gathering spaces for students.
In our view, the massing is skilfully handled and reducing the height building does not change this. The vertical division of the façade has the potential to create an elegant building proportion and we welcome the proposed elevational treatment. Ultimately, the success of the scheme will be dependent on the quality of materials and detailing which needs to be maintained through the planning process to construction. We urge the local authority to condition these as appropriate, particularly bearing in mind weathering, age and long term maintenance.
Given the challenging cost constraints traditionally associated with delivering student housing, we applaud the client’s commitment to achieving a high quality building and we wish the project well.
