5plus victorious on problematic east London plot

Manchester and London-based 5plus Architects has won planning permission for this £30 million hotel-led scheme in the south Shoreditch Conservation Area

The derelict plot in Great Eastern Street has been empty for more than a decade following a series of failed attempts by other developer teams.

The 6,500m² project for Seven Capital retains part of the original Victorian facade and will revamp the Grade II-listed pub The Griffin - converting part of it into flats.


London-based director David King-Smith, said: ‘We have been able to achieve a commercially viable consent and unlock this difficult site, where earlier attempts have failed.

‘Working with planning consultants DP9, we liaised with English Heritage and the local planning team to find a solution that fitted the brief, the site and the community.’

Sam Hine from DP9 added: ‘After a long history of failed planning proposals Hackney Borough Council granted planning permission, conservation area consent and listed building consent for the comprehensive mixed-use redevelopment of the site.

‘This comprises a 125 bed boutique hotel designed around the aesthetics of Shoreditch, new residential and saving a quintessential London pub called The Griffin which is listed and structurally at risk.’

Development work will begin later this year (2012).
