More Homes, Better Homes: The AJ presents twelve exemplar housing schemes

Collaborating with Allies and Morrison, and Glen Howells Architects, Maccreanor Lavington developed the regeneration plans for this former hospital site in East London for Barratt and Circle Anglia.

The masterplan for the site provides 964 homes, an NHS health care facility, new community facilities and one hectare of parks and gardens. Fifty per cent of the housing provided is affordable and 30 per cent across all tenures is family housing.

St Andrews Block B is a 230-unit residential development and forms one of three urban courtyard blocks. Maccreanor Lavington felt that, when dealing with the larger units (three bed and above) it is important to consider child densities - a relationship to a good quality, private, external space is essential. This does not have to be a traditional garden but instead could be a roof terrace, deck, large balcony or loggia space.

The remaining flats have large, steel balconies, which use a pattern derived from fragments of the cast iron decoration of the original Victorian hospital.

Recommendation: Peabody Avenue housing, Pimlico, London by Haworth Tompkins

I recommend Haworth Tompkins dignified new housing at the southern end of Peabody Avenue in Pimlico. The success of this scheme is the way it provides homes which meet current housing needs and standards in a building that sits so comfortably within its historic context.

The project provides family maisonettes with their own front doors. Straightforward architectural language respects both the context and Peabody’s heritage of good, ordinary housing. Above, two stair cores, each with its own lift, are linked, enabling wheelchairs access to the flats at an upper level. West-facing balconies on the opposite side of the deck provide a good private amenity and are great for train-spotters (!).
