AJ100 Value excellence award - 2013
Winner: John Robertson Architects for 199 Bishopsgate, London - Awarded to the project completed by an AJ100 practice that represents best value for the client from a cost, quality design, flexibility and sustainability perspective
This was a clear, logical and hard-headed approach to refurbishing an underperforming 1992 Skidmore Owings and Merrill Broadgate office building. It included upgrading workspace quality and environmental performance by reconfiguring the core, removing obsolete fire-fighting lifts, centralising plant formerly located on each floor and installing energy-efficient replacement glass.
These improvements increased flexibility and established the building’s identity as a commercial palazzo, with an enlarged entrance relocated to its Bishopsgate frontage, displaying the high Modernist confidence of Skidmore Owings and Merrill’s best work. The most audacious move involved demolishing a mezzanine with minimal headroom, sacrificing 200m² of net lettable area to transform the quality of prime space - all, signed, sealed and delivered for just £1,225/m².
