Bennetts Associates' Camden Council offices on track for BREEAM Outstanding
New 13-storey building at King’s Cross aims to cut carbon emissions of Camden Council’s offices by 64 per cent
The building has achieved BREEAM Outstanding during its interim design stage assessment and is due for completion in 2014. Strategies such as integration of green features in the structure, angled cladding for solar shading and an energy-efficient hybrid ventilation system helped attain the rating. Site-wide CHP provides heat to the building, while also displacing a significant proportion of the building’s electrical load.
During warmer months, the building is ventilated by a displacement system in the floor and night-time ventilation.
By balancing solar gain and increasing daylight penetration the building reduces its energy demand. The façade has been designed to provide adequate shading whilst improving aesthetics. The south-west and north-west facades consist of angled sections providing depth to the vertical reveals of the cladding. The windows of the south-east and north-east facades get progressively larger in the lower floors of the building to offset the reduced daylight levels caused by shade from adjacent buildings.
The council aims to both fund the project and reduce carbon emissions through selling old inefficient accommodation and relocating to the new site. Current energy costs suggest an annual saving of over £500,000 alongside carbon emissions 50 per cent lower than 2010 building regulations levels. The estimated savings have been calculated by comparing the predicted emissions of the new building to the emissions of the 11 Camden Council properties which will be vacated when staff is relocated to the King’s Cross building.
