Short description of the contract or purchase(s):

The Contracting Authority is responsible for providing new build social housing projects allocated from the Department for Social Development (DSD) Social Housing Development Programme (SHDP) in Northern Ireland.


The Contracting Authority intends to appoint architect-led design teams who will be responsible for the planning, design, procurement of construction contracts and contract administration of new build social housing projects allocated to it from the SHDP for the period April 2009 to March 2010. Architect-led Design Teams must include the following professional services: architect, quantity surveyor, mechanical and electrical engineer, civil and structural engineer and Construction (Design & Management) Coordinator.


The Contracting Authority has sub-divided the new build social housing projects into five (5) Contract Lots. Each individual Lot has one or more new build social housing projects.

Total quantity or scope:

The Contracting Authority seeks to procure Architect-led Design Teams as described in the Contract Documentation. The Contract will include architect, quantity surveyor, mechanical and electrical engineer, civil and structural engineer and CDM Coordinator services. The Contracting Authority has sub-divided the new build social housing projects into five (5) Contract Lots with the estimated value of each Lot as follows: Lot 1 - 400 000 GBP; Lot 2 – 600 000 GBP; Lot 3 – 600 000 GBP; Lot 4 – 50 000 GBP and Lot 5 – 60 000 GBP.

Estimated value excluding VAT: 1 700 000 GBP.

Duration of the contract or time-limit for completion:

Starting: 1.9.2009. Completion: 31.8.2011.

LOT NO 1 TITLE: Drumawil, Enniskillen and Tempo, County Fermanagh

Architect-led Design team to provide planning, design, procurement and contract administration service to two (2) new build social housing projects at (1) Drumawill, Enniskillen and (2) Tempo, County Fermanagh. The Drumawill project consists of 46 houses at an estimated construction costs of GBP 4 140 000 and will be constructed in 2 phases; phase 1 is for 25 houses. Tempo consists of 4 houses at an estimated construction cost of GBP 360 000.

Architect-led Design team to provide planning, design, procurement and contract administration service to 2 new build social housing projects.
Estimated cost excluding VAT: 400 000 GBP.

Architect-led Design team to provide planning, design, procurement and contract administration service to a new build social housing project at Bligh’S Lane, Londonderry. The project consists of approximately 80 houses at an estimated construction cost of GBP 7 200 000.

The Buncrana Road project consists of approximately 64 houses at an estimated construction cost of GBP 5 760 000. The Rosemount project consists of 17 houses at an estimated cost of GBP 1 540 000.

 

QUANTITY OR SCOPE:

Architect-led Design team to provide planning, design, procurement and contract administration service to two (2) new build social housing projects at (1) Buncrana Road, Londonderry and (2) Rosemount, Londonderry. The Omagh project consists of 3 houses at an estimated construction cost of GBP 280 000; The Newtownstewart project consists of 3 houses at an estimated construction cost of GBP 280 000 and Killaloo is one house at an estimated construction cost of GBP 90 000.

Architect-led Design team to provide planning, design, procurement and contract administration service to new build social housing projects at (1) Mckinley Bungalows, Omagh, (2) pLumbridge Road, Newtownstewart and (3) Killaloo.
